This wall was reconstructed after moisture had built
up behind the wall with a sudden drop in temperature
that caused the water to freeze and pop the entire
veneer off of it's block core. The moisture
came in through years of saturating the non-grouted
joints of a brick patio between the wall and house.
The
repair on this job is all sub-surface and out of sight.
However, before construction the entire area was a bog
of improperly drained soil and plantings. An
elaborate infrastructure of percolation drain lines and
surface inlets were installed to make the beautiful
green and lush garden space possible.
This
picture shows the excavation of a driveway and front of
property where the developer used this location as a
burial pit for large trees removed 10-15 years earlier
when the neighborhood infrastructure was placed.
The trees had to be removed and hauled off-site,
backfill brought in and compacted back into place.
This is
a shot of the same property one week later as gravel
in-fill as added below the driveway that traversed the
pit from the earlier excavation. A mat of steel
rebar was tied back into the driveway on either side to
compensate for the possibility of any further settling.
This section of driveway was later placed and refinished
with concrete.
